Chubb Community Care Offers Modern Solution to Shoreline Housing
Chubb Community Care has delivered an advanced warden call system to a landmark sheltered housing scheme managed by North East Lincolnshire-based Shoreline Housing Partnership. The project comes as part of a 10-year modernisation programme across Shoreline’s portfolio. Chubb is part of UTC Fire & Security, a unit of United Technologies Corp. (NYSE:UTX).
Shoreline Housing Partnership is a registered provider of affordable housing, managing 8,200 homes in North East Lincolnshire. These homes were formerly managed by North East Lincolnshire Council, before tenants voted to transfer management to a non-profit making organisation. This transfer unlocked a £156 million investment programme which is being rolled out over the next 10 years.
One of the first recipients of this investment was The Limes scheme in Waltham, a desirable village near Grimsby. The scheme originally consisted of 14 bedsits, which were becoming unsustainable, and so the modernisation plan was designed to transform the bedsit accommodation into 32 high-quality, luxury apartments with fully-fitted kitchens and bathroom facilities.
Central to raising the standard of the accommodation were a number of improved security features, including an integrated door entry, fire detection and emergency call system, as Shoreline’s Modernisation Manager Mark Nearney explains:
“The existing warden call system at the scheme was particularly outdated, and so delivering a modern security system was important to bring it in line with the rest of the modernisation.”
Shoreline was looking for advice as well as value for money without compromising on quality, and from the outset Mark was impressed with Chubb’s approach.
“Chubb came recommended to us from North East Lincolnshire Careline, and I was impressed by their knowledge, experience and responsiveness. Chubb was there to assist from the start and advised me on the best system for the scheme,” he said
“Chubb was straightforward and approachable at all stages, giving us best advice by helping us find the right products to meet the standard without unnecessary technology that we didn’t need. Trust, as well as price, was an important factor in awarding Chubb the contract.”
Chubb recommended the popular Chubb warden call system, which provides users and managers with the widest range of facilities within a flexible, easy to use package. A warden call system is a social and emergency call system within a group living accommodation environment that allows easy communication between a resident and an onsite or support officer.
Chubb equipment was fitted in each room at the scheme, which includes a room unit with pullcord, an emergency pullcord in the bathrooms, and a pendant for residents to carry.
“There were just three weeks from the initial point of enquiry to Chubb starting work on site, and Chubb worked well under considerable time pressure to make sure that the project was finished on schedule,” Mark added.
A fire safety system from Chubb Fire was also installed throughout the scheme, integrated into the warden call system. This means that if a fire is detected, the exact flat can be pinpointed, without needing to evacuate the entire scheme, offering an obvious advantage to tenants.
“The Limes has support officers to monitor the building,” continues Mark. “When these officers are not present, the scheme is monitored by North East Lincolnshire Careline. If an alarm is raised it rings through to North East Lincolnshire Careline, and the operator is then able to contact the scheme officer to react to the alarm.
“The system is very easy to use. Not only does it have a simple colour coded panel, Chubb also offered a full demonstration to the scheme officers. It is also very flexible, and can be readily expanded to meet the needs of individual tenants.
“I was very impressed by the level of service provided both before, during and after the installation, and look forward to working in close partnership with Chubb on future projects to come,” Mark concludes.
Installed in thousands of Local Authority and Housing Association properties throughout the UK, Chubb Concept has proved itself to be one of the most reliable and cost-effective warden call systems on the market today.
Chubb Concept uses personal recorded voice messages to announce the nature of all calls generated on the system to onsite or local staff, and communicates to 24hr monitoring centres through a variety of protocols, including those of other manufacturers.
